  3. Income (household income needs to be 3 times the rent)
  4. Background checks

If you are applying please find our applications in the section below. When you apply please bring in 3 months of provable income, an identification photo for each adult applicant, and $20 per adult.


*If applications are not filled out honestly and completely you may be disqualified.

FAQ

How often does your availability change?

We do month to month, so our tenants give us a 30 day notice on or before the 1st of the month they are leaving. Our availability changes the most at the beginning on the month. 

Do you accept debit/credit cards?

We do not have the ability to do any electronic payments. Please pay using a money order, cashier's check, personal check. 

Do you have a drop box?

We do not have a drop box. You may mail your payment to 927 Loring St Suite #2 Altoona WI 54720. Or stop in during office hours to make a payment.

Can I paint?

We use a neutral color that goes with any decor you may have, you cannot change paint but feel free to accessorize with your furnishings. If you have any maintenance issues please fill out a maintenance request below. 

Can I pet sit?

If you plan on pet sitting for anybody please go to their house to do so. Any pet would have to be pre-approved, so pet sitting or visiting pets allowed. 

How can I add someone to the lease?

It's very important that tenants are pre-approved through the office before anybody can stay at the property. They will have to go through the same application process as you did. 

Tips and Tricks for Current Tenants

A Checklist for Move-In

  • Handed in check-in report within 10 days of receiving the key.
  • Have a good plunger on hand.
  • Purchased a mini drain snake from Menards for only $1.99
  • Put Xcel energy in your name (if applicable)
  • Rent has been paid by the 1st (and each month thereafter)


Some rules of E & B Rentals

Per insurance:

  • No firepits, burnpits, etc.
  • No trampolines
  • No Swimming pools

Per our policy:

  • ONLY potted plants - should not plant in the ground
  • No unathorized pets
  • No wrapping window with nails or tape
  • No aftermarket mesh doors
  • Do not attach anything to the building (ie: satelite dishes, cameras, etc)

Quick 'DIY' Maintenance Suggestions

  • High water bill? Think your toilet it leaking? Add a little food coloring to the water tank, if the color is in the toilet bowl after a few hours – call us, there’s a leak!
  • Shower isn’t draining properly? Use the mini drain snake from Menards to clean out the hair in the drain (we suggest doing this every month anyways!)
  • If shower is still not draining, put a little baking soda and vinegar down the drain (we would NOT recommend draino)
  • Water in your basement? Check to make sure downspouts are on. 
    • If you have an unfinished basement please be cautious and store items in plastic totes or shelves as Wisconsin basements won't stay 100% dry!
  • High electric bill with electric heat? Keeping electric heaters set at a stable temperature will ensure the most cost efficiency. Adjusting 1 or 2 degrees as needed. 

Taking care of the property

  • Change the furnace filter monthly – especially during the winter months (if you have a gas furnace and are able to access it)
  • Electric heat? Vacuum off the baseboards regularly. 
  • Test your smoke detectors monthly -NEVER remove batteries or take them down (lease and fire department violation)
  • Mow lawn regularly if applicable
  • Shovel snow 24 hours within a snowfall.
  • Change light bulbs with the same size bulb - please don't leave any light sockets empty.
  • If you find yourself without electricity for a longer period of time, please open and empty refrigerator – to avoid a sticky ruined fridge. Leaving it closed will damage it beyond repair.
  • If you have an outside water spigot, you must turn off the water valve in the basement to avoid water damage and pipes bursting.

Plan on moving?

  • Please give us a proper 30-day WRITTEN notice, on or before the 1st of the month you plan to vacate.
  • To ensure you receive your security deposit back:
    • Empty unit completely, make sure to check cupboards, garage, storage unit, etc.
    • Clean walls, stove, fridge, and every room
    • Turn in keys (garage door opener - if applicable) to the office on the last day of your lease by 5p.
